Listed vs real: how much cheaper flats actually sell for (2026)

A flat listed in Bratislava at €180,000 actually sells for roughly €154,000. The gap between the asking price and the price actually paid is 16.9% — listings say €4,150/m², the land registry and the National Bank of Slovakia say €3,549/m² (Q2 2025). On an 80% mortgage over 30 years that is €96 a month and roughly €34,500 over the full term.
Why do listed and real prices differ?
A listing is an offer, not a deal. The seller sets the price they go to market with, and agreement lands somewhere below it. Listing statistics also include everything that never sold — and overpriced offers are exactly the ones that sit longest, pulling the average up.
The real price is the one recorded in the land registry. That is what the National Bank of Slovakia collects from actual property transfers.

How do I check this myself?
- Find the transaction price per m² for your district. NBS publishes these quarterly.
- Multiply by the floor area.
- Compare with the listing. If the gap is well above 17%, either the flat is overpriced or it has something the average does not capture.
Does this mean I should wait for prices to fall?
No. The data describes the gap between offer and settlement, not the direction of the market. Prices rose 14.4% year on year, so waiting is not a strategy by itself.
